Three things about this letter:

  1. Mike Wallace wrote it and forged Kate Anderson’s name to it without her permission;
  2. Mike Wallace chaired the so-called “Finance Committee” when he wrote this; and
  3. Ted Bertele and Lone Pine Real Estate were more than $50,000 in arears on Lots 1–3 when Mike Wallace wrote this:

    “In order to be a valid voting member, your quarterly common assessment fee payments must be current.”

Mike Wallace and the board claimed that State Farm required them to increase the HOA’s reserve account. Of course, this required the board to raise the annual assessment. So I called State Farm because I secured the HOA’s policy, and they denied Mike Wallace’s story. Then I called the Leavitt Group and they also denied Mike Wallace’s story.

The real reason the board raised the annual dues is revealed in this letter, which the board sent to TFPD. They raised the dues as a backdoor assessment to fund the cistern, because they believed the members opposed paying for it.

Email to the Executive Board

Earlier in the day Ted Bertele told me that the board decided to ignore annexation and invoice the Phase 2 lots. He said, “We can’t prove they’re annexed and we can’t prove they’re not annexed. So we’ll invoice them and move forward.” I wrote this note to the board in response to the conversation:
