RR HOA Org Chart

This chart has no date. However, it identifies Eric Anderson as a director, so we know it was created sometime between October 2020 and April 2021. Note the names David Sechler & Bart Szucs. Both are on the DRC payroll — and Bart Szucs in particular appears to be one of Ted Bertele’s funnels. In the summer of 2020 Ted promised Bart Szucs a 7% commission on the cistern project, which cost the HOA $100,000. Bart Szucs never saw his commission:

Three things about this letter:

  1. Mike Wallace wrote it and forged Kate Anderson’s name to it without her permission;
  2. Mike Wallace chaired the so-called “Finance Committee” when he wrote this; and
  3. Ted Bertele and Lone Pine Real Estate were more than $50,000 in arears on Lots 1–3 when Mike Wallace wrote this:

    “In order to be a valid voting member, your quarterly common assessment fee payments must be current.”

Executive Board “Owner Obligations”

“The RRBOD has spent many hours negotiating a potential compromise with the TFPD on behalf of the HOA Members (the details of which you were previously provided).” —Lee Mayberry

On Wednesday, June 3, 2020, Fire Chief Paul Ondr met with the Cistern Committee to discuss the cistern. During the meeting Chief Ondr denied that the TFPD had ever negotiated anything with the Roosevelt Ridge Executive Board and he denied that they were currently in negotiations. Lee Mayberry’s statement is demonstrably false.

Both documents were generated on Ted Bertele’s system:

“The Order binds the Subject Property and by extension the owners of the Subject Property, without reference to or reliance on membership in the RR HOA.”
